Who is eligible to join?
If you own a beach house, country house, apartment, yurt, hotel, B&B – in fact any style of accommodation that is available to the public for holiday/business trip rental – you are eligible to join. Owners of a second/private holiday home can also join.
Is membership, listing and earning SwapNights really free?
Yes. Membership, listing and earning SwapNights is 100% free. You only pay a small booking fee per night booked when you make a booking.
How do I earn SwapNights?
When a member stays at your property you earn one SwapNight for each night they stay.
How do I redeem my SwapNights?
When you are ready to make a booking yourself, you redeem your SwapNights to stay wherever you want to go. If you do not have sufficient SwapNights balance for your trip you may be eligible to buy Top Up SwapNights to complete your booking.
How long will my SwapNights be valid?
SwapNights never expire. And remember that membership, listing and earning SwapNights is free, so there is no cost to you to earn and keep your SwapNights and use them whenever you are ready to travel.
Do I have to direct swap with another property?
No. Thanks to our special 'SwapNights' system, you do not have to organise a direct swap with another property. Instead, when a property owner books to stay at your property, you will earn 'SwapNights' (think of them like 'points') that you can then use to book a stay at any property worldwide. This gives every member complete flexibility to accept guests from any origin, earn SwapNights from that stay and then use those SwapNights to stay when and wherever you want to go - anywhere in the world.
How do I book a SwapNights stay?
It's easy - search the site for the property you want to stay at and make a booking request and the owner will reply.
What if I do not have enough SwapNights for my trip?
All new members can buy up to 7 Top Up SwapNights immediately. The ability to buy additional increases every time you host a stay at your property.
What if I need to cancel a SwapNights booking?
It happens, although we hope very rarely! It is easy for guest or owner to log in and cancel a booking. Note that there may be a penalty in SwapNights deducted from your balance depending on when you cancel. Learn more
As a Guest, does having sufficient SwapNights in my balance guarantee my booking will be accepted?
No. Just like any other booking enquiry, whether your SwapNights booking request is accepted by the owner will depend on their availability and other factors.
As an Owner do I have to accept a SwapNights booking?
No. You are in complete control and decide which bookings to accept or decline. Just as with your paid bookings, you may not have availability for the dates being requested or there may be another reason you are not able to accept the booking. You can decline any booking easily with one click.
What if I think 'my property is better than theirs'

When you receive a SwapNights.com enquiry, you are in complete control as to whether you choose to accept the booking or not. Considerations such as availability and whether the enquiry is for a peak time (when paid bookings naturally take priority) are top of mind for all owners when deciding whether to accept a SwapNights.com booking or not.
In addition to these typical considerations as to whether to accept a booking or not, we know there are some owners who also choose to apply their own judgement as to the quality of the other member’s property when deciding whether to accept their booking (even though you are not directly swapping with each other). In other words, they are happy to take a SwapNights.com booking only from a property “of similar quality to their own” because that is they way they assess 'value' in the sharing.
That is absolutely fine - each owner is in complete control as to who stays in their property based on any criteria they feel is most appropriate to their circumstances. If you feel this way too, then taking a look at the style and quality of the property owned by the guest seeking to book with you is easy - just click through, have a look and make your decision. All we ask is that members treat each other with courtesy and respect and reply to each and every enquiry received.
However, we do know that most of our members are focused more on the value to themselves of the SwapNights they will earn from a booking and what that will save them when it comes time for them to book their own holiday.
As an Owner can I recover a cost like cleaning or linen hire if I want?
Yes. You can add a fixed cost like cleaning to your listing. Owners and guests then arrange between themselves how this is to be paid (eg: on arrival, before arrival etc.).
