- You cannot make a booking enquiry with another property until you have added your own property listing and at least one listing should be set to 'Accepting guests'. SwapNights closely vets all new member activity and new listings to confirm bone fides. If a new listing cannot be verified by our support team the account will be terminated.
The Booking Process
This simple guide sets out the steps for booking a stay using SwapNights.com
You search and find the property you wish to stay at. Learn more
2. GUEST REQUESTS BOOKING
You place a booking request for the dates you wish to book. Learn more
3. OWNER ACCEPTS or DECLINES BOOKING
The owner will then either (i) Accept your booking or (ii) Decline your booking. Learn more
If the Owner Declines the booking the conversation is closed.
4. GUEST CONFIRMS BOOKING (OR WITHDRAWS IT)
If the Owner Accepts your booking request you will receive a message to login and Confirm your booking and pay the booking fee. Learn more
Until you login and Confirm and pay the booking fee, your booking is not confirmed and the Owner can accept another booking for your dates - so do not delay in Confirming as soon as the owner Accepts your booking.

If a Guest Withdraws a booking the conversation is closed.
5. GUEST CHECKS IN
Within 24 hours after check-in we ask the Guest to login in and click the 'Check-in' button to confirm arrival and transfer the SwapNights to the Owner.
If the Guest does not do this with 24 hours, check-in will be automatically confirmed by the SwapNights system (regardless of whether the Guest arrived or not or had any issue on check-in) and the SwapNights will be transferred to the Owner.
Other Points of Interest
To make the conversation quick and easy, at each step the system generates automatic messages to send between Guest and Owner. You can alter these standard messages (find out how) and also send additional messages of your own as part of the conversation.
SwapNights.com regards SwapNights bookings as equally valuable to paid bookings and our strict cancellation policy reflects this. Guest or owner can cancel a booking any time prior to the check-in date and are subject to the cancellation policy that forms part of the Terms and Conditions for use of the service.

Dispute Upon Check-in
If after check-in you have a concern, message the owner direct via the booking conversation to try and resolve the issue.
If you cannot resolve the issue by mutual agreement you can dispute the booking and suspend transfer of SwapNights pending an investigation by SwapNights.com support. You must lodge this dispute within 36 hours of check-in date (taken from 12am on check-in date, regardless of actual check-in time). If you do not lodge your dispute within 36 hours your SwapNights will be transferred automatically and this cannot be reversed. Learn more
Incidental Fee Payment
Some Owners charge an amount per stay to cover costs like cleaning, linen etc. This is disclosed clearly in the listing, if applicable. How and when this fee is paid is to be negotiated directly between Owners and Guest (the SwapNights.com system does not facilitate this. Learn more
